Abbadetta Terms and Conditions

Online Booking Procedure

  • All prices quoted via our online Booking Engine are priced according to the rate of the Euro as shown and are inclusive of all local taxes and services
  • All bookings made online will be charged at the Euro rate as shown at the time of booking and will be charged to the credit card as used during the online booking process via our secure servers. *Payment of booked accommodation and additional services will be debited prior to arrival   
  • Please note that payment is due in Euros and in advance of occupation by either credit or debit card as detailed above.  Please note that we do accept all major credit cards except Diners
  • All rates are fully inclusive of the utilities described for each of our rooms, villas or apartments including; in-room amenities, linen/towels & maid service
  • Stays are available from one night onwards and discounts may become available for longer stay periods as denoted at the time of booking and subject to availability
  • No deposits or contracts are required other than as stated above* However, credit card details will be held in lieu against any damages/losses/telephone/ additional services rendered and until final guest check-out
  • Your booking confirmation will be e-mailed to you instantaneously following the online booking process. This e-mail will give you all of the details of what you have booked and what you will require for check-in including your Booking Reference number. This e-mail will also include all relevant contact telephone numbers and a location map to help you find us  
  • During the online booking process you will be asked to tick a box agreeing that you have read and fully accept the terms & conditions herewith
  • Please note that weekly check-in’s are generally intended from Saturday through to the following Sunday 

Arrival at Abbadetta

  • Check in time: 14:00 PM Resort time – Early check-ins are available, please arrange these with our reservations office prior to arrival - price on request
  • Check out time: 10:00 AM Resort time – Late check-outs maybe available, please arrange these with our front office prior to your departure - price on request

Number of Occupants

  • The maximum number of guests as confirmed at the time of booking will be allowed at any one time – We reserve the right to refuse entry should you be in breach of this condition 
  • Use of fold up/sofa beds are only permitted when booked through us with the appropriate fee pre-paid and will generally be placed in the bedroom or lounge area. Should the unauthorised use of these items or additional guests be found then a charge will be applied 
  • Your room, villa or apartment cannot be re-let/sublet to any other group/party without the prior knowledge and consent of the Abbadetta Resort Management


  • Children four years and below can stay for free in a parents room, villa or apartment when sharing the same beds as their parents/guardians. Please note however that the maximum number of children allowed to stay for free depends on the room, villa or apartment type booked
  • Baby Cot Policy: Baby crib/cot is available with a10€ daily extra charge, subject to availability
  • Extra Child Policy: Below four years of age may stay free of charge as detailed above when sharing their parents/guardians room. However, children between the ages of four and twelve years of age - sharing their parents/guardians room, apartment or villa - will be subject to a 50% discount on the standard adult per person rate (i.e. Room rate divided by number of occupants) when utilising an extra bed

Changes to your Booking

  • We are happy to make changes to your booking should you need to extend or shorten your stay. However, please note that at least one months’ notice will be required for all changes/amendments in order to avoid the following charges:
  • Once a booking is confirmed, we reserve the right to charge a change/ amendment fee of £ 25/€ 35/ $40 per person per change or amendment to your booking. Any difference in price must also be made by the customer
  • Changes/amendments can only be made by contacting us by telephone or by email at:
  • Cancellation of your accommodation can only be made via the Login/Register section at the top of our website or alternatively in writing to: 
    • Please note that the following cancellation fees will apply:
      • more than 29 days before arrival 25%
      • between 28 -15 days before arrival 50%
      • between 14-0 days before arrival 100%
      • No shows on the day of arrival will be classed as a cancellation and so no refund will be made
      • If you do not travel, then please make sure that you cancel your booking online or by contacting us as detailed above

**Please note that should you not adhere to these notice periods, then charges will be due as detailed above.

  • On occasion it may be necessary to re-allocate rooms, villas or apartments. In most cases this will be an identical room, villa or apartment in either the same or a similar development. Alternatively, free upgrades will be given
  • However, should none of these options be available, you may decide to accept a lower category room at a discount
  • In the very unlikely event that we will need to cancel your booking, we shall attempt to seek a suitable alternative for you. Should this not be acceptable or possible, a full refund will be applicable and deemed as full & final settlement
  • We regret that we cannot accept liability for any loss, damage or additional expense where the booking needs to be altered or cancelled, or where we are unable to perform our obligations due to events that could not have been reasonably foreseen or avoided such as war, terrorist activity, natural/man-made disaster, adverse weather conditions etc.
  • On very rare occasions, we reserve the right to cancel your accommodation, due to circumstances beyond our control. i.e. a room/s being taken out of service for example:  In the unlikely event that this happens, we will refund you the full  cost of the accommodation, and allow a 10% discount on any future accommodation booked at

Additional Information

  • Adult Extra bed : €20 per night
  • Room service surcharge: €5
  • Half Board Dinner: from €15
  • Outside Food Policy: Outside food is only allowed by Self-catering - Villa and Apartment guests
  • Drinks and Transfers are not included
  • Facilities and services included within rooms are as detailed in room descriptions If you book airport transfers, you must ensure that you supply the correct information at the time of booking. Any changes in your flight arrangements must be advised by email to quoting your name, arrival date and reference number

Pet Policy

  • Pets are allowed with prior arrangement with the management as follows: a 5€ daily charge for dogs / no charge for cats

Damages to the room, villa or apartment

  • Guests are fully responsible for taking all reasonable care of the property, its fixtures and fittings and its contents during their stay and we would ask that you leave the property as you found it 
  • Any damages found at the end of your stay will be re-charged accordingly to the credit card details as held on file. Wherever possible, quotations will be sought for the replacement/repair of any damaged items/goods
  • If additional cleaning is required due to the poor state of a property after departure, then a charge will be made accordingly to cover the extra work


  • We use all reasonable efforts to ensure that the rooms, villas and apartments offered by us are properly arranged and that high standards are maintained. We accept responsibility to take reasonable care in the organisational aspects of the stay, however we are not liable and cannot be held responsible for the actions of other residents/owners or any other suppliers involved in your stay 

Personal Effects/Personal Injury

  • Abbadetta Resort Management cannot be held responsible for any damage/loss to either your personal belongings, or for any personal injury that may occur during your stay 
  • Neither we, nor our representatives, can be held responsible for any circumstances beyond our control, including (but not limited to) mechanical breakdown, illness or failure of any public service supply 
  • We would highly recommend that all clients obtain appropriate travel and personal insurance cover, including contents cover if required in the case of longer term guests

Management Rights and Rights of Access

  • Representatives and sub-contractors of Abbadetta Resort Management have the right to access the property at any time for the purpose of carrying out any essential maintenance/repair work or to carry out an inspection
  • We shall endeavour to contact you prior to entry and with the minimum of inconvenience to our guests however we do reserve the right to access your room, villa or apartment at any time without prior notice, if it is deemed necessary
  • Abbadetta Resort Management reserves the right to evict any client from any hotel, villa, apartment or complex whose behaviour is deemed by the company to be of a nature which causes discomfort or who are deemed to be a nuisance to other guests. Under such conditions the company shall be under no further obligation to the client
  • Should there be a need to raise a point while you are away, please contact the accommodation manager in the first instance. On most occasions, most complaints can be rectified immediately if brought to the attention of Abbadetta Resort Management or local representatives
  • Abbadetta Resort Management will try to secure any special services that are required by the client at the time of booking. However, requests cannot be guaranteed and these do not form any part of our contract between the company and you the client


Information Supplied

All information supplied by Abbadetta Resort Management is given in good faith and based on available information at the time. All reasonable measures are taken to ensure the accuracy of any statement in either writing or otherwise, but we are not liable for any variation, however caused

Acceptance of Terms & Conditions

All reservations, payment of charges and conditions of stay are subject to the terms and conditions contained herewith which are deemed to have been read and accepted in full by the booker and all persons within the party/involved in the booking
